About Us
Retirement Living Services are professional advisors in legal and business management, valuation and sales, specialising in independent living.
We are expert Strata Managers, Operators and Sales Agents for Retirement Communities. We have built, managed and operated independent living communities for over 35 years, including our flagship community, Windsor Country Village. Our goal is to provide sound commercial and legal outcomes to our clients. This enables our clients to provide retirees with a safe, secure, comfortable, enjoyable, and affordable retirement with activities and support to enjoy independent living at its best.
Philip Edmonds
- Philip Edmonds is a valuer by profession. He was also a founding member of the Retirement Villages Association preparing the original Code of Practice for retirement village management, working with the government on the drafting of the original Retirement Villages Act and advising the Department of Fair Trading in various capacities. Philip spent many years working with RLS advising developers, charitable organisations, churches and governments in the design, construction, operation & management of Retirement Villages. Whilst the original Retirement Living Services was sold in 1985, Tasman Securities has recently reacquired this trading name.
Kristen Edmonds

Kristen is a corporate lawyer by profession. She has practiced law in Sydney and throughout Asia for over 20 years. Kristen grew up visiting Retirement Communities around the world, watching her parents advise, build and manage retirement properties and communities. Now, as the Managing Director of RLS, Kristen adds value with new generation ideas along with legal expertise and processes that are vital for dealing with the increased compliance and legislative regimes expected in retirement villages, aged care and real estate today. Kristen currently sits on the Retirement Committee for the Property Council of Australia.
Nicole Adamson
- Nicole is a qualified accountant and valuer by profession. She has over 30 years accounting experience and has been working for the Edmonds Group since 2006 both as a valuer specialising in retirement villages and now as the group accountant. Nicole is a member of the Australian Property institute and the Property Council of Australia.
Patrick Maher
- Paddy is a passionate people person with operational expertise in delivering exceptional customer experiences in the Hospitality, Leisure & Tourism sectors over 25 years. He has been involved in the development of award winning teams, businesses and brands including leading the offerings at Thredbo Resort, Taronga Zoo and Keystone. Now he brings the same sense of purpose and customer experience focus to the Retirement Living sector, where he takes pride in working closely with the communities and operational team to ensure residents have a safe and beautiful place to live.
Lorna Clark
- Lorna is our go-to person for all office needs. She is the friendly Scottish accent on the end of the phone for any accounts or contracts inquiries and keeps us all organised and the office running smoothly.
